Renovation Planning in Singapore: A Simple Step-by-Step Guide
Renovating a home in Singapore is exciting, but it’s also a big commitment. A clear plan helps you avoid delays, surprise costs and rushed decisions. Whether you’re renovating a resale flat, a new home or a commercial space, here’s where to start.
1. Start with how you live
Before you look at designs, think about how you use your space. Who lives there, what frustrates you about the current layout, and what do you need to keep? Write a list of must-haves and nice-to-haves. It will guide every decision later.
2. Set a realistic budget
Decide your total budget first, then see what can be achieved within it. Keep a buffer for surprises, and remember costs outside the works, such as furniture, lighting and curtains. Spend on what’s hard to change later, like layout, electrical points and built-in storage.
3. Check the rules for your property
HDB flats, condominiums and commercial spaces each have their own renovation rules, including permits, approved contractors and working hours. Check these early, since they affect your timeline. Your designer can guide you, but it helps to know what to expect.
4. Choose the right team
Look at their past projects, ask how their process works, and check what the quotation includes. Compare the scope of work, not just the price, and ask about warranty and after-handover support. If you can, meet in person at their showroom.
5. Finalise the design before work starts
Agree on the layout, materials, and electrical and plumbing plans. 3D visuals help you picture the result and catch problems early. Changes on paper are cheap, but changes after work begins are not.
6. Plan a realistic timeline
Allow time for design, permits and ordering materials, then for the works themselves, and add a buffer for delays. If you have a move-in date, work backwards from it and tell your designer early.
7. Prepare and avoid common mistakes
Plan where you’ll stay during the works, protect or store your belongings, and agree on how you’ll get updates. Common mistakes include:
Starting without a clear budget or scope
Choosing on price alone
Changing the design mid-project
Forgetting storage
Skipping the final inspection before handover
